Suitability check

We review the property against planning-success criteria and the council's track record, and give you a straight answer on whether it's worth pursuing.

Feasibility & planning

A specialist C2 planning consultant assesses the case properly, then runs the application: Lawful Development Certificate or full application, whichever fits.

Provider introduction

Once the planning position is clear, we introduce the property to a care provider actively looking for that type of property in that area.

Lease & long-term let

Rent begins from the lease start, typically 5+ years, with provider-covered bills and council tax, and a property Ofsted has a direct interest in maintaining.

Property type
Detached preferred. Terraced houses rarely succeed. A real garden is close to essential.
Parking
Off-street parking matters. On-street only is a common reason for refusal.
Scale
4+ bed: can support up to 4 children at 1:1 staffing with overnight stays. 3 bed: typically suits 2 children.
Placement origin
Councils generally want children placed from within their own local authority area, and it affects how an application is received.
Council track record
Approval rates vary sharply by borough. We check this before recommending any spend, not after.

C2 disability and children's care is our main focus, and it carries the strictest criteria of anything we work on, reasonably so, given who ends up living there. Where a property doesn't clear that bar, we also place landlords with general social housing operators, on similar long-term terms.

General social housing
A broader fit: terraced properties and HMO-style conversions can work, and a garden isn't always required. Still a long-term lease with guaranteed rent, routed through our social housing partners rather than a care provider.
